Buying A Home on Chicago’s North Shore
5 Tips to Help You Prepare to Buy A Home

Buying a home is an exciting milestone—but it can also feel extremely overwhelming. Figuring out what you can comfortably afford, choosing the right community, there are a lot of decisions to make before you write an offer for a home!
For buyers considering Chicago’s North Shore, preparation is especially important. Communities such as Wilmette, Winnetka, Kenilworth, Northfield, Glencoe, Lake Forest, and surrounding areas each offer their own character, housing styles, amenities, schools, and price points. We have low inventory right now and you need to be prepared to move quickly to purchase a home. Preparation is KEY to winning a bidding war.
At Team Mangel, we help buyers navigate these decisions every day. In our combined over
50 years of selling real estate, we have worked with many buyers and know how to navigate this process. Our goal is to make the process feel less intimidating and help you focus on finding a home that fits both your lifestyle today and supports your financial game plan.
Here are five important things first-time buyers should do before purchasing a home.
1. Get Pre-Approved With a Lender
Before you start seriously touring homes, we highly suggest you talk with a lender and get pre-approved for a mortgage. Team Mangel has lender recommendations, so reach out to us to help refer the perfect lender for you.
A pre-approval gives you a much clearer understanding of what you can purchase. More importantly, it helps you establish a realistic budget—not simply the maximum amount a lender may be willing to loan you.
When determining your budget, think beyond the monthly mortgage payment. Your overall housing costs may include:
- Property taxes
- Homeowners insurance
- Mortgage insurance, if applicable
- HOA or association fees
- Utilities
- Maintenance and repairs
- Potential renovations or improvements
Your real estate agent and lender can work together to help you understand the numbers and identify a comfortable price range.
A pre-approval will also make your offer stronger. When sellers see that you've already spoken with a lender and are prepared to move forward financially, it demonstrates that you're a serious buyer.
Tip: Don't wait until you find your dream home to talk to a lender. Getting pre-approved early allows you to shop with confidence and move quickly when the right property comes along.
2. Research the Schools and Community
Even if you don't currently have children—or don't plan to have children—it's worth understanding the schools and educational resources in the communities you're considering. School districts play an important part in maintaining property values. Our public schools are excellent on the North Shore but there are private school options too that are top notch!
On Chicago's North Shore, school boundaries can be an important part of the home-buying decision. Two homes that are only a few blocks apart can potentially be associated with different schools or districts, so it's important to verify the specific boundaries for any property you're considering.
But schools aren't the only community factor to research. Think about what everyday life will look like. Would you like to walk to any of the amenities listed below? What are your must-haves when purchasing a home? Think about your proximity to the following:
- Grocery stores and shopping
- Restaurants and coffee shops
- Parks and recreational facilities
- Metra or other transportation
- Downtown areas
- Lake Michigan
- Your workplace
- Family and friends
Every North Shore community has a different personality. Some buyers prioritize walkability and access to downtown amenities. Others want a larger yard, quieter streets, or proximity to parks and trails.
Tip: Don't just tour the house. Spend time exploring the neighborhood. Drive through it at different times of day and, if possible, visit on a weekday and a weekend. We always suggest spending time at local coffee shops or a park close to the proximity of the neighborhood in which you would like to explore.
3. Decide Which Home Amenities You Really Need
It's easy to fall in love with beautiful finishes during a home tour. A gorgeous kitchen, spa-like bathroom, or stunning backyard can make a strong first impression.
But before you start looking, make a list of the features you truly need versus the features you'd simply like to have. Start with the basics.
What does your home need to do for YOU? This is very important and helps us select homes you should consider.
Do you need any of the following:
- A dedicated home office
- A first-floor bedroom
- A garage
- A certain number of bedrooms
- Outdoor space for entertaining
- A basement
- Central air conditioning
- A newer kitchen
- Plenty of storage
- A low-maintenance property
- Easy access to transportation
This distinction can make your search much more productive. You may discover that a home without the newest countertops is actually a better fit because it has the location, floor plan, yard, and space you need.
Tip: Think about your life three to five years from now, not just what you need today. Your first home doesn't have to check every box, but it should support the lifestyle you expect to have while you're there.
4. Understand the True Cost of Owning a Home
Before buying, make sure your financial plan includes room for maintenance, fresh paint or repairs. You should also understand the property's age and condition. A lot of our homes are older on the North Shore and require maintenance. During the home-buying process, your inspection can help identify potential issues, but it's wise to think about longer-term expenses, too.
For example, ask questions about the age and condition of:
- Roof
- Furnace and HVAC systems
- Plumbing
- Electrical systems
- Windows
- Appliances
- Foundation
- Basement
- Exterior and landscaping
The goal isn't to find a home that will never need maintenance. Every home requires care. The goal is to understand what you're buying, it is to make an informed decision, and budget for future expenses.
Tip: Keep an emergency fund after closing. Spending every dollar you have on the down payment and closing costs can leave you vulnerable when an unexpected repair comes along.
